Customer: I have gone through the process for purchsing a property via tax lien redemption and the court has given approval to prepare a deed from the treasurer to me. This is in St. Mary's county Maryland. What type of deed should we present ; General warranty, special warranty etc.....?
JA: What steps have you taken so far? Have you prepared or filed any paperwork?
Customer: all paperwork is completed and approved except the deed

Customer: tried to locate one but have had difficulty , most have said they are not doing deed prep. Also tried title companies

You will want to use a title search company if you are not aware of how to do a proper title search on your own. There could be all sorts of things owed on the property that you may become responsible for.

So although you could certainly use forms and try to submit a deed to the treasurer, it is going to be pretty risky for you to go it alone without professional title searches, deed prep and an attorney to look everything over. I highly recommend it.
