I see no problems here, I assume you understand the balloon payment and when its due here. But otherwise this covers all the bases and is complete.You would want title company here to hold the earnest money.

Thanks Ray! I appreciate the rapid response. What happens to the original option agreement (appendix A) if there is a dispute in the new agreement (for example we can't mutually agree on a realtor). The new agreement says that the option & sale agreements (appendix A) are both null and void with the new agreement in place - would they they then be reinstated? We have an investment of $30,000 in the option agreement/sale of this property and want to ensure that we retain that. . .
