I live in a community with very inconsistent HOA. The community opened in 2001 and over the years they have lost control of keeping all the homes in harmony. We have homes painted colors outside the color schemes. Home with completely different front doors, different garage doors and one home with a Iron gate in front of the door. We have a home that closed one window with cinder blocks. We have several different style windows and fencing in the community as well. At the time when the bylaws where written the HOA was supposed to keep everything matching. I recently submit an ARB for new compact windows and doors and was hoping to get it done before hurricane season. However the HOA denied it because I chose bronze window frame. The doesn't have a fining committee so violations aren't worth the paper it's written on because no one obeys the rules. How are they to stop me since they never enforced anything?

Customer: Today I sent a letter to the HOA manager with photos of all the violations on windows and doors among others, asking them to reconsider.

Hello,I wanted to get some advice on an issue that just occurred with our neighbors.We had a fence blow down in a storm that is between houses. My wife and I paid for the fence to be replaced.Our neighbors had a survey done showing that our fence is on their property.We received a letter from their lawyer stating that our neighbor will pay half the cost of installing a new replacement fence onto our side of the property.Doing my own research though, I think that we fall under the requirements by of Washington state’s Adverse Possession laws.The house has been in our family for over 20 years. It was previously under my parents' names. My father Quit Claim deeded the home to us in September of 2012.I’m checking to see if my assessment is correct regarding Adverse Possession.

Customer: No steps have been taken so far by us.

feral cats in mobile home parks. Park manager is threatening a legal notice because we have been feeding feral cats. We have been doing this for 6 1/2 years and park management has been aware of this the entire time.

I bought an AAMCO Franchise in 2012. The building I rent was bought by the landlord through the SBA. The bank that financed his building purchase put a lien on my business without my knowledge and without me ever doing business with them or owing them any money? How can I get that lien removed.

Customer: I am in the middle of refinancing a credit line through the SBA and this is the only thing holding me up. The liens were initiated in 2012. I have asked my landlord to request a letter from the bank stating that I am not responsible for the mortgage and I do not have any outstanding bills with this bank.

We are having a noise compliant issue with our neighbors upstairs where they will bang around at 2:30 am and wake us up every single night and the leasing office seems to be dragging their feet. Do we need to get a lawyer involved?

Customer: We have sent multiple emails to the leasing office, kept records of when we had to call the security company, having an audio recording of the noise and spoke to the leasing office in person about it.

I am a tenant and the house that I currently live in was sold at auction just recently. The new owner came by today and gave us a 30 day notice after saying that he would give us cash for keys which is a program here in florida. In the notice it says that we have to pay him rent. Can he demand rent

I own a historic house in an established preservation city district. Our city preservation commission has recently started enforcing the US Dept of Interior standards where in the past we usually were approved if we met a "drive by" standard that maintained the character of the neighborhood. what is our recourse in maintaining the less rigid standard we have been allowed to use for 30 years. The motive for changing seems to be to justify federal funds for various projects usually city wide and not specifically benefiting our neighborhood. We have not tax incentives in our neighborhood.

Customer: We have started a protest in the last two public meetings. We were able to get the commission to withdraw a harsh new regulation proposal that among other things was going to impose criminal penalties on the homeowner if they failed comply with their rulings. We have been praised a few public comment meetings for us to be heard. We have hired a local lawyer who, while well respected, has no direct "preservation" experience.
