Customer: Our tennant painted and installed shelving with out permission.
JA: What state is your tenant in? It matters because laws vary by location.
Customer: Auckland
JA: What steps has your tenant taken so far?
Customer: We accepted wall paint changes, but have had to repaint skirtings and cornices as well as repair and repaint laundry wall. This has cost us $800.00. Are we able to deduct this from the bond?
JA: Is there anything else the Lawyer should know before I connect you? Rest assured that they'll be able to help you.
Customer: We have cleared the gardens at our expense, We have repaired and painted toilet wall holes at our expense. We still have a few of their belongings. They have blocked our calls. We have made several attempts to contact them with no luck. We would like to settle this equitable, but are not sure of our landlord rights in terms of the new laws. We do not have landlord insurance.

Thanks, yes

Customer
I do not wish to call. I just wanted a quick answer. I did not realise there were additional fees. Sorry. If a typed answer is not possible, then I would like to withdraw the request for assistance.

Did they pay a bond, and have you refunded this yet?

Dont worry about the phone call

Customer
Paid bond, we have not refunded. they are avoiding us and I have been advised to do nothing until they contact us. if after 90 days they do not then, we keep the bond. I would like this sorted and am happy to transfer bond, minus paint costs, but I'm not sure if I can do this.

You can do that. If they complain and take this to the Tenancy Tribunal, then you can explain all the other things you had to do.

Customer
Thank you so much. I'll do that.
