Customer: Regarding carpet cleaning at end of tenancy? After a 16 month tenancy, 8 hours were spent by tenants to clean carpets 4 bedroom house, with a rug doctor and 1.5 litres of product. Landlords were not satisfied and have called in profession cleaner. Landlords now expect tenants to pay 2 thirds of quote $256.00. What is tenants rights with this issue?

Customer: We are in taranaki, state of carpets not great as the tenants were given to have 3 rather large dogs. The carpet cleaning by tenants was carried out to the best of their ability the house was certainly left cleaner and tidier than previous occupancy.
JA: What are the terms of the lease? Any issues related to maintenance or upkeep?
Customer: All maitence was to be carried out by landlords which was not adhered to at all

Customer: Debate of tank water running out on a regular basis, until plumber was called to inspect. Tenants were expected to live on bottled water during covid. Have not sighted invoice or expiration of water issue. Landlords now want financial compensation for plumbing issue from 8 months ago.

The standard is a reasonable standard of cleanliness, and not a deep clean. It would be unreasonable to expect the payment fro the professional cleaner if the carpet was ok and with the rug doctor, that should be sufficient. The plumbing issue is a problem for the landlord. It is the landlords obligation to provide clean drinking water and their obligation to maintain the plumbing. So if they do not back down I suggest you take them to the Tenancy Tribunal
