If they refuse to leave you may need to apply to the Tenancy Tribunal for an order fro payment of rent and an order for possession. Normally if you are selling the house you need to give a 42 day notice, but if they are more than 21 days in arrears then, you can apply to the Tribunal for orders that they leave
