Expert's Assistant chat
Customer: Second opinion] Hello - Texas hotels. I have 2 off market to sell. Can I call potential buyers? My license is not Texas. JA: Have you talked to a TX lawyer about this? Customer: not yet JA: What steps have you taken so far? Customer: changed my Legal Shield but doesn't cover Texas until tomorrow .. JA: Anything else you want the Lawyer to know before I connect you? Customer: We get properties from lenders and banks throughout the US so I suppose this would require attorneys from those states but yes Texas one hotel goes to auction if no one makes an offer. I know about reciprocity... Florida offers real estate reciprocity, known as “mutual recognition agreements' with eight states: Alabama, Arkansas, Connecticut, Georgia, Illinois, Mississippi, Nebraska and Rhode Island. Florida does not require you to take the entire state exam, just a 40-question test regarding Florida real estate law. But my question is ..... can I find a lawyer in Texas to help like figure out some kind of joint venture ? I already have commission agreements signed.

As the property owner, you can engage as your own agent and sell to or call potential buyers.

Thank you. I am not the owner of the properties. I am the owner of the company who created the alliance to receive all the defaulted hotels and commercial properties from a particular company which is the business of working out deals with the borrowers.

In that case, you will need to work with a realtor.

Customer
I would like to find out your price to be the Texas 'broker'. Commission agreements are already signed by the buyer. But if I need to contact anyone else as a buyer for Texas ... is this something where I can just ask if the Houston hotel owners are in buying mode then if they say yes then they can sign our commission agreement?
Customer
oh I see.

I would not be able to act as your broker.
