Customer: I rented my property to a man and his wife. The husband needed a caregiver and the son took on that job. The son's name is***** is only 44 years of age and our property is in a 55+ community. The father passed away in April and the mother is now in a skilled nursing home facility. After the father passed away and the mother left the home the caregiver son refused to leave the rental. We have served him with eviction papers, which he ignored. We have a judgment pending with the Superior Court in San Diego County (California). Code enforcement just contacted me today, telling me that the water and electricity/gas had been turned off since May. The lady from code enforcement told me that it was against the law for anyone to live in a house without proper utilities. Therefore, I must pay to have the utilities turned back on so Joseph can continue to live there until everything is processed through the courts and the sheriff comes and throws him out (which could take months). Do I have any options in this case?

Customer: Joseph is not on the lease. He is only a caregiver. Only his parents were the lease holders. The parents were responsible for the utilities and maintenance of the property.
