The sister of the tenant said she might be finished cleaning out the Unit Sunday.
The Rent Arrangement is set up where we receive payment in the Beginning of Every Month.
If by any chance the family Does Not finish cleaning out the unit Sunday and it will take them until a few days or weeks into January.
Do we legally require rent in the beginning of the month if they are going to occupy the unit for a few days or weeks of January???
If we do, and if they Only used it for a few days or weeks of January, Would we need to offer a refund for the weeks and days that was not needed??? My Province is Ontario. The Tenant Passed away December 18/2021

Apparently, there is only a few things left. The Sister said that it should be cleaned out completely by Sunday. Even though that is her plans, I am concerned, depending on the weather, it might take longer.

We are set up Automatic Deposit. The Dececed Tenant's Bank would Automatically Deposit it into our account. Because this is the Holiday weekend, It might not show up in our account until Monday. I could take a second look though.

I just checked my Online Account. It looks like the rent for this month went through. I Didn't expect to see it until Monday. It does say Jan4 beside the rent amount. I Dont' know if that means that it won't be official until Jan4 or if it is considered official anyways, even though the date says Jan 4. I am still new at the Online Bank Account.

They really had no right to keep anything in the unit for January if they didn't want to pay rent for January.

So you can refund the amount on a pro-rated basis if you like, after the unit is emptied and cleaned.

Originally, they thought it would take until the end of January to empty it out, due to certain factors. We had a discussion about this. The last time I spoke to her, they think they should get it done Sunday. Again, this may change, due to weather and other factors. How can we know what to keep and what to refund, depending on when they finally get it done??? The Sister told me she would phone me once they do finish.

My contractor says that they left the tenant's cat in the unit and it is crying. When I spoke to the sister, she said that they were going to come on the weekend and finish up. My contractor says that what has been done, she thinks that the family Won't be returning.

Because the sister said that they were going ot come, can I go in and take the cat out?? My contractor said that she has food and water for it.

If the sister does come, I can tell her that my contractor has it. She knows who my contractor is. Is this legal and ok??

Another thing. If this is the case, if they Won't be returning back, What if they Don't answer my calls?? How do I return the rent money for January??

The sister did tell me that they gave the cat enough food and water until the weekend, but my contractor says that now it is crying. This is why I am now concerned and want to take the cat out.
