Then you will have to go to the Residential Tenancy Tribunal. I would recommend using the N4 notice and L1 application, instead of using the N12 notice to evict based on sale.

N12 requires 60 days notice and you have to provide them with one month of rent. Whereas an N4 can be done immediately, and if they fail to pay, there will be an eviction order.
