I am not sure I understand.

Where did they build the bedroom and did they do this withe consent of the strata council?

I am not sure but I assume so because it's only a 4 strata unit and believe the builder and owner did this for their daughter to live in and create a garden suite.

I am a new realtor and I not sure about reading these title search and would like to protect my buyers. the bedroom they created has no window so technically it really can't be called a bedroom.

Sellers are saying it is SL 3 now but from reading the docs I sent you the admendment still shows it's a Limited common property just exclusive to SL3.

I agree with you. This is very confusing and contradictory and I don't think that you can yourself protect the buyer. The buyer is going to have to retain a real estate lawyer for the closing and I think it's vital in this case that the real estate lawyer be retained now and that they review the this information which is quite out of sort it seems.
