Customer: I have rented commercial space at the same location for 25 years, the building was sold and the lease we signed with old landlord expires end of November 2020, they provided me a new lease agreement on Oct 30th to take effect Dec 1st 2020. We have decided to not renew our lease and the property manager said the new landlord would not likely agree to go month to month. My question is do we have to be out the end of november or is there a grace period of 30 days so we can find a new office location.

Customer: we were considering downsizing but when they came back with the new lease agreement we have decided to move. We asked to go month to month and the property manager said they would let us know tomorrow, but said they don’t think the landlord would agree. So just trying to figure out my rights before they respond to our month to month request

I am sorry to hear of this difficult situation.

Unfortunately, there is no such thing as a grace period unless your formal lease provided for one which would be extremely unlikely.

You can ask for their consent to allow you to pay rent for one month and remain there for one more month. One might think that they would agree because it's not like you are going to hurt them during this time of year especially during a global pandemic.

Does that make sense?
