Customer: My rent has gone up from $460 to $575 a week from the start of last month. In that time my house has flooded during heavy rain and has completely drenched the carpet of one room. I notified the real estate and the owner. The real estate got someone out right away to have a look but the owner said that he will organise things himself. I haven’t heard anything from the owner at all and the carpet is going mouldy and stinking out the house. Do I still have to pay the increased amount of rent even though he hasn’t fixed the carpet? there is also the issue of him not fixing the heating which hasn’t worked since may and half the lights in the house haven’t worked for years

Customer: I notify both the owner and the real estate whenever anything has gone wrong with the house and send emails following up if there is any progress but nothing ever happens. I have been told by someone at reiwa that I should put a breach on the landlord for not upholding his side of the agreement
