Customer: Hi Pearl, my name is*****'ve been renting a unit in Ingham for 11 months now and my lease is almost up but I am very worried that the real estate won't refund my bond. My issue with this real estate is that I have emailed them about certain things that needed fixing and they choose what they want to fix. For example, when I moved in I believe that I sent them a list of the things that needed attention and even went in to see them about the list. It wasn't until there was a real safety issue that they had to send electricians around that managed to put a hole in the wall and I had to go in and complain about it as door stops were on my list. Then I informed them about a leak in the roof that was dipping on the ceiling in my bathroom. They said it was because of leafs in the gutter but it wasn't. So they sent someone around to clean the gutters and I rang them to tell them that it was still leaking. The leak has now made a hole in the ceiling and black mould is all through the bathroom, which is a health issue now. Thanks for your time.
JA: What steps have you taken so far? Have you prepared or filed any paperwork?
Customer: What steps do I need to take?
JA: The Real Estate Lawyer will be able to walk you through that. Where is the property located?
Customer: Ingham, North Queensland, 4850
JA: Is there anything else the Lawyer should know before I connect you? Rest assured that they'll be able to help you.
Customer: Just like I said, they haven't even attempted to fix anything else.

Hello, I’m John Melis, a solicitor in Australia, and I’ll be helping you with your question today.

If the Real Estate agent does not refund your Bond, after your request to complete the bond release form, you may commence proceedings in the Queensland Civil Administrative Tribunal.

The Queensland Civil Administrative Tribunal "QCAT" is perfect for meditating disputes. It brings parties together to discuss the issues involved.

In most cases, the matter will settle.

You can download the application from the tribunal website.

The following link will assist you further:

www.qcat.qld.gov.au

You draft the complaint in numbered order, detailing the issue and what action you have taken to rectify the matter.

There are help menus on the website that will help you complete the application.

After you lodge your application, you will receive an email from the tribunal with the next steps to action.

Have I answered your question? If any part of my response is unclear, please let me know. It’s my goal to deliver excellent service, so please let me know if there is anything more I can do. Thank you for using our site.

Hi John, first, thank you for your help. So as I said, my lease runs out at the end of the month and I haven't received any information about renewing the lease, which is not a issue as I'm looking to move town as soon as my lease is up but I'm so worried that they won't refund my bond as I will need it to get another place. Now you wrote that I have to submit a bond release form. Where would I get one?
