I'm the land lord and Chemist warehouse my tenant. after the PM announcement on Tuesday they are trying to misuse the crises situation and reduce / deffer the rent. Chemist warehouse is one of the biggest Pharmacy chains in Vic. and turnover above $50M still trying to misuse.

Unfortunately., before I am in a position to propose the below to the owners., you will need to satisfy both the owner and our office that you have experienced a downturn in trade.
In this instance if you are able to substantiate this I am sure we can come to a mutually acceptable arrangement.
You will need to supply us with copies of revenue statements for the 3 months prior to Covid 19 and the current revenue statements.
These will need to be supplied by your accountant.

We value our relationship with you and recognise the importance of working together. Thank you for your patience and understanding as we have worked through the crisis to support the community.
Though Chemists are regarded an essential service by the government and as such we are pleased to remain open, this overall business downturn has meant we have applied for the JOBKEEPER program.
We have experienced significantly reduced trade to date, and expect that our business will see a further downturn in the coming days, weeks and months. Due to the current circumstances and with the additional provisions required to keep the store open at this time, the entire business and especially the stores are experiencing significant constraints and increases in operating expenses which are at an all-time high with diminishing customer flow
Having regard for Prime Minister ***** *****on’s announcement on April 7th and the challenges listed above, we propose the following measures in order that the landlord and tenant preserve the relationship in a proportionate and measured manner;
• 50% rent reduction for the months of April, May and June 2020* with outgoings paid in full
• 25% rent waived and 25% rent deferred and paid back over a 24 month period, once the pandemic ceases.
• Payment of rent to be on the last day of each month moving forward
• Should the government legislate relief to land tax, council rates or any other outgoings, the landlord shall pass these to the tenant proportionally as a credit towards future payments
*Further assessment and an extension may be necessary, though this will be reviewed with you in June 2020
Notwithstanding the above measures, and in recognition of the value in our relationship, we will be paying April rent per above within 3 business days.
These actions will allow us to manage cashflow and continue to trade from your premises. These actions will also provide certainty of income for the landlord, at this most uncertain time.
We require your continued support in the hopes this will assist us to navigate through these extraordinary times.

Thanks John; I have no problem talking on the phone , However I prefer to pass it to my Managing agent and ask her to contact you tomorrow or the first working day after easter, this way if we need to continue with you as my lawyer she will be the one running it.
Is it anyway I can get a copy from all our conversation and emailed to her. if yes how??

At This stage would not help me at all and just an unnecessary cost at this stage. however talking to her is worthwhile , after talking to you , at leased she know the way forward. So could you please let me know how she can contact you and when?
